Gyllenhaal Sells Tribeca Condo for $14 Million After Eight Years

The Oscar‑nominated actor sold his 2,868‑square‑foot apartment at 443 Greenwich Street in downtown Manhattan for $14 million, a gain of more than $5 million on the $8.63 million he paid in 2017. The building, a former 1882 bookbinding factory, was converted into a 53‑unit residential complex that has attracted celebrities seeking privacy. Gyllenhaal’s unit, located on the fifth floor, features three bedrooms, three bathrooms, a chef’s kitchen and an open‑plan layout. The building offers amenities such as an underground parking garage, private elevators, a resident‑only courtyard, a 71‑foot indoor pool, gym, Turkish bath, landscaped courtyard and rooftop terrace. The property has been home to stars including Jennifer Lawrence, Harry Styles, Blake Lively, Ryan Reynolds, Mike Myers, Justin Timberlake and Lewis Hamilton. The condo board filed a $376 million lawsuit in 2021 against developer Nate Berman’s Metro Loft and architecture firm CetraRuddy, alleging breach of contract, construction defects and code violations, including leaks, drainage problems and improperly installed brickwork. The litigation remains ongoing. Gyllenhaal’s sale marks the end of his residency at one of Manhattan’s most recognizable celebrity addresses. Sources: Realtor, Architectural Digest.
